Safety, Compliance & Memberships
We’re a member of SageAgent (client money protection) and The Property Ombudsman (formal redress scheme). All rental properties we manage are inspected for required safety checks (gas, electrical, furnishings). Before or during your tenancy, we’ll clearly explain your rights and responsibilities and respond professionally to any queries.
Referencing & Right to Rent Checks
No charge to tenants for referencing or Right to Rent checks. You’ll be asked to complete an internal reference form and identity checks with our team. We’ll submit your details (income, identity, address, landlord references, etc.) to our approved referencing company. You’ll usually be asked to complete this online within 48 hours of paying the Holding Fee (unless a different deadline is agreed). If you have adverse credit history (CCJs, bankruptcies, IVAs, etc.), please speak to us first we’re happy to discuss your individual situation.

Holding Fee
A Holding Fee equivalent to one week’s rent is required to reserve a property.
If your application proceeds, this fee will be credited toward your first month’s rent or the security deposit.
If you withdraw, fail Right to Rent checks, supply misleading information, or don’t sign the tenancy by the deadline, you may lose the Holding Fee (in part or full).
Security Deposit
Once your references are approved and before your tenancy begins, a security deposit of 5 weeks’ rent is generally required.
